After the foundation is laid out, site has been dug and compacted, the footings are ready to be framed out in wood to set size and shape as per code. The proper size rebar is bent and formed around the newly framed footings. The rebar cage is inspected by your local inspector before pouring the concrete, this step is crucial because that rebar makes up the skeleton of your foundation and will determine the tensile strength of the finished product.
After footings are poured and set, the walls of the foundation can begin to take form. Much in the same fashion as the rebar skeleton is put into place and the framing of the foundation walls takes place. Another inspection is required and with it the pour is ready. This final pour will finish off your foundation and in a few days the excavation can resume, and the site can be back filled (the soils placed back against the new walls).
Concrete can take up to 28 days to be considered fully cured and ready for full load of a structure. Homes and buildings are built in steps so there isn’t a huge risk of too much weight being placed onto the foundation too fast. Framing can now begin, and you can see you new home take shape!
A good concrete contractor will not only take all the above factors into place, but they will also make sure when the side is being back filled, that the drainage going in will not damage their foundation in the long run. These residential drainage measures take place by sealing the foundation first, and second making sure the grade and stone surrounding the foundation and handle whatever water that area receives.
If your site is usually sloped, experiences a lot of rain, and/or has clay soil or other conditions that may make drainage an issue, you will want to add extra measures to keep water away from sitting or running through the foundation. An easy and inexpensive solution will be a French drain. But for more extreme sites you may need something else.
